Windsor Castle Exciting History:

The building of Windsor were in the seventh century Saxon hamlet of Windlesora, where the present day village of Old Windsor is located. The settlement of Windsor is properly branded as “New Windsor” – the actual word “new” being used in a strictly relative way!

Windsor Castle at the outset was put together by the notorious William the Conqueror, as a result of his raid of England in ten sixty-six. The original building was built from wood with gravel walls. The Castle held a clear strategic position on a tall mound high above the River Thames, & was part of a number of of palaces all around London, with the Tower of London, one day’s walk away, at its heart.

The Palace was later on reconstructed in stone, & grew in value over the forthcoming centuries. More recently Henry 2nd constructed the Round Tower and the original stone outer wall. After the English Civil War, the building’s crucial role became that of a royal home. Windsor Castle has remained almost completely untouched ever since the beginning of the nineteenth century, apart from the repair job right after the tragic fire.

Follow-Up: The Key To Successful Closings

If everyone always did everything they said they’d do, we’d all be a lot richer. Unfortunately, tasks are overlooked, and the ball is often dropped. If you want to have successful closings, you must have strong “follow-up” skills to catch problems early in the process. Follow-up on everyone and everything.

I can’t begin to tell you the number of closings that almost fell apart, or would have fallen apart had I not kept a watchful eye on the entire process to make sure that everything was completed when it needed to be. Here’s a typical scenario: you’re wholesaling a house and you have just 30 days to get it closed before the contract with the Seller expires. You find a buyer who can get a loan and close before the expiration. Then a few days before closing you find out that the loan isn’t ready and closing must be delayed two weeks. But the Seller already has another Buyer ready to pay more than your price, so they refuse to extend your contract. You just lost the deal.

So what is follow-up? I used to think it meant staying in touch with the buyer to make sure that everything was completed for the loan. Then I learned that the buyer is often a newbie and clueless of what needs to be done. Mortgage brokers just usually respond “Everything looks great” until they can’t close the loan. So the real trick to following-up is to speak to the final decision maker for each step. This works whether you’re selling a retail house or a wholesale house, or even if you are the buyer/borrower. The goal is to close without delays.

Assuming that you have already received a pre-qualification letter from the lender, and ensured that the lender will loan on the deal (i.e. no issues with title seasoning, assignment fees, habitability of the property), the first step is to follow-up with the broker/lender that all of the application paperwork was submitted, and have they forwarded it to the lender? If not, what is still required? Determine if the lender requires a termite letter, appraisal, and a survey (most lenders do). If so, have they all been ordered? When is each to be completed? Keep following-up until you verify that each has been delivered. You also want to verify that the appraisal was sufficient for the loan.

If I don’t already own the house, I order a title report as soon as I go under contract with the Seller to discover any defects early in the process, and begin resolving them. Closing attorneys usually do not order the title report until just before closing to receive as current information as possible. But if they find problems, it could delay your closing. It is well worth the $125 to run title ahead of time, and eliminate delays.

Once the broker has forwarded the paperwork to the lender, the next step is to verify the loan has gone to underwriting. If not, what is the delay? If so, was the loan approved? Do any conditions need to be met? What are they and who is handling them? Make sure that once the conditions are met, the loan is returned to underwriting and approved.

Verify that the closing has been scheduled with the attorney, and that they have cleared title. Find out if and when the loan package will be forwarded to the attorney. Then remind all of the players of the date and time of closing, to bring a picture ID to closing, and to bring any funds required in a certified check.

This seems like a lot of work that should be handled by other people, but the reality is that often times something is overlooked. Through your diligent follow-up efforts, problems will be detected early and corrected, allowing your closing to occur flawlessly and on schedule.

Banks Are More Than Just A Place To Park Your Money

If you’ve been to a shopping mall lately, you’ve probably
discovered two different banks within a few feet of each
other. Go inside the food store in that shopping plaza
and you’ll see yet another one, just waiting to offer their
services to you. Now drive down the road a few blocks and
you’ll probably see yet another bank on the corner. With
all the banks to choose from these days, it can be
too much. How do you know who is reputable and what will
serve your purposes?

It’s actually very simple. Make a list of what you want
from a bank and choose only two or three of the ones you’ve
heard good things about. Banks are often places that your
friends and families will have strong opinions about- so
listen to them. If they rave about one and rant about
another, you will know where to stay away from. Make sure
to take their advice with a grain of salt though, so you
don’t sign up right away. First, you need to find out all
that they offer so you can make an informed decision.

Enrolling with a bank may not seem like a big decision, but
it is. Think about it, changing banks is not something
people want to do often. And it’s not something that is
particularly easy or fun to do. You’ll want to start with a
good bank and stay with them for many years – if not for the
rest of your life. You’ll probably be using a debit card,
credit card, loan and various other services with your bank,
so choose wisely.

Inquire from the banks you’re choosing between if they
offer free checking, what their policy on over-drafting is,
how they handle lost/stolen cards, what happens if you have
unauthorized charges appear and so on. Talk to them
about
saving/checking accounts and the fees they charge. Get lots
of information to take home with you so you can read it
throroghly.

Many will have pamphlets to give you, so take all the
ones that interest you. You will also want to find out how
many locations they have and where all their ATM’s are.
Convenience is key with banks since you won’t want to have
to drive all over town to withdraw cash or deposit checks.
If you’re considering a start-up bank that doesn’t have too
many locations yet- make sure you won’t be traveling around
much just because you won’t have access to a bank.

The best thing you can do when choosing between banks is
to
get all the information you possibly can and then decide
which one to go with. This way you’ll get the best deals
and you’ll know what to expect and not expect from your
banking institution.

Use These 3 Editing Tips to Ensure Your Writing Hits the Bull’s-Eye

The first step in the writing process is to put your ideas down on paper. Once you have text to work with, the second step is to revise what you have written to make it as clear, accurate and powerful as you can. The final step is to edit your work carefully.

Editing Tip #1: Take a Break

When you have concentrated on your writing for long periods of time, there is a tendency to read what you think is therenot what you have actually written! By taking a break for a few hours (or even a few days), you will return to your work with a fresh mind and fresh eyes. Suddenly you will realize that:


  • The rhythm of your sentences and paragraphs is off; either they are too short and choppy or too convoluted and long.
  • Some of your ideas are out of place and belong in a different paragraph.
  • One of your paragraphs doesn’t make any sense!
  • You forgot to address a crucial aspect of your topic.
  • Some of your data is wrong or missing.
  • You have misspelled several words and accidentally omitted others.

Editing Tip #2: Edit at Two Levels: Conceptual and Line-by-Line

Editing is conducted at two levels. First concentrate on the conceptual, or substantive, level to ensure that your ideas are strong, logical and well-organized. Once this step is complete, go through your work line-by-line to check for small details such as spelling, grammar, word choice and punctuation.

Conceptual Editing

When you begin to edit at the conceptual level, try to approach your work as though you were the intended reader instead of the author. In your role as reader, look at the introduction. Is it compelling? Do you clearly understand what the topic, major points and slant of the communication will be?

Then look at the body. Do the ideas flow well, or are they confusing? Are they presented in some kind of logical order? Do concrete details help to paint a clear picture? Are any stray ideas lurking in unrelated paragraphs?

Does this communication seem to be written for you? In other words, do you feel like you are its intended audience, or does the writer fail to explain concepts, terms and acronyms you don’t understand? Is the voice of this communication appropriate? Is it too formal? Too informal? Just right?

Did the writer insult your intelligence by repeating the same ideas over and over? Or did the writer present a strong, clear, coherent argument that you understood immediately? Finally, what is your overall impression of this communication (and its writer)? Positive or negative?

This technique of reading what you have written as though you were the intended audience will help you see your communications from a different perspective. Some of what you discover may surprise you. Make any changes that are necessary and then proceed to line editing.

Line Editing

The final step in the editing process is to go through your document line-by-line to check for errors in mechanics (e.g., spelling, grammar, punctuation), word usage and format.

If you included tables or figures, be sure to check that the captions are correct and that you entered the data correctly. Also be sure you have expressed your ideas as succinctly as possible. If you find your sentences are filled with empty, unnecessary words, delete them.

Try This!

If you are having problems “seeing” your errors at the line level, go to the end of your document and read the last sentence. Then read the second to last sentence. Continue working from the end to the beginning until you reach your opening line! This technique keeps your brain from automatically reading what you think you wrote and helps you see what is actually on the page.

A Special Word About Homonyms

The English language has many words, called homonyms, that sound the same but are spelled differently and have different meanings. The four most common sets are: their/they’re/there, too/to/two, your/you’re, and its/it’s.

These are FREQUENTLY used incorrectly! Even when you know the difference between them, it is easy to type the wrong word when you are concentrating on getting your ideas down on paper. Unfortunately, ordinary spell-check programs cannot distinguish between homonyms that are used correctly and those that are used incorrectly. Therefore, always pay special attention to these words when you are conducting a line edit.

Editing Tip #3: Always Spell-Check Your Work

It is amazing how often writers fail to perform this final edit–especially since it is so easy to do! I will agree that spell-check programs attached to word processing software cannot detect homonyms, that they highlight unfamiliar words that are actually spelled correctly, and that the grammar check is frequently just plain wrong.

On the other hand, they do pick up incorrect spacing between words, highlight a few grammar problems correctly, and catch most of your misspelled words. The process doesn’t take very long and is easy to perform. In the end, you have nothing to lose by taking this final step and potentially much to gain!

your customers satisfied and making an indelible impression on
them is by delivering more than you promised. Build value into
your offers. Offer more bonuses. Strike a favorable poise.
Deliver customers’ products ahead of time. Etc. The more you’re
able to impress your customers in your business relations, the
more they will be ready to give referrals for you.

3. Stay In Touch: Another way of getting referrals is by
keeping in touch with your current customers. Develop a system
of always contacting your customers. Offer good customer support
system. Follow up on those who have purchase your products.
Know how they are faring with your products – how the products
have helped them solve their pains. Ask how you can be of
further help. Aim always to establish a better, deeper and
longer lasting relationship with your customers. As you do this,
your customers will appreciate your good gesture and being
satisfied they will be ready any day to refer you to others.

The above tips though simple and obvious to all are not being
used by many. But you have them at your finger tip now. Work on
them and work with them. You will be the better for it. The
bottom-line is keep your customers satisfied and they will take
care of you.
