Who Decides What Our Property Taxes Are?
Everybody pays; but how much they pay is based on a wide assortment of conditions. Learning the tax code is best left to the experts, as it is a complicated subject that can leave your head spinning, but if you understand the basics, and why we pay, you will be more cooperative with it all. In short, your commercial real estate tax will be the appraised value of the property, multiplied by the tax rate. How are taxes derived? City workers, local schools, police and fire departments all need to be supported by the people who count on them. This is one big reason for these taxes and how they are spent. Once these budgets are determined, this gives a base from which the taxing agencies can come up with tax rates. Next, the sums of money required are averaged out over the region that will receive some of these funds, and everybody contributes to the expense. Tax rates are determined; tax bills are calculated, and bills are sent out. How are taxes calculated? For each taxing authority; the city, the schools, the police and fire departments, they will all have to determine how many services they will provide, and what the expenses of these services will be. As soon as these are rendered for approval, the revenue needed is then divided by the taxing value of the commercial properties in that area in order to come up with a tax rate. This way, they will be certain that they will accumulate enough tax income to cover their recognized expenses, while still staying within the budgets of the “Truth in Taxation” laws. These laws determine how high these taxes can be. Don’t Be Late Most property taxes are due on January 31st each year. Since tax bills are mailed out October 1st, there is plenty of time to make any payments. Any money turned in after February 1st is thought to be late. Penalties are high, and do their job at motivation, so good planning is important for both sides of this fence.
